THE MILL HOUSE
This is the Owners’ accommodation. It is a Victorian-style property dating from the 18th century, and is on 2 floors with large attics offering lots more potential (window openings to the south and the east). There are 8 Bedrooms, 3 Bathrooms, 3 WCs, Living Room, Dining Room (windows double glazed), a large sunny Kitchen (newly installed in April 08, with light oak units, beige painted walls, terracotta floor, double glazed windows), and a Utility Room. There is also a former Coach House at garden level, which is the width of the house. Total living accommodation about 300m2, with oil fired central heating. There are some minor works still to be completed on this property.

TWO COTTAGES (GITE 1 & GITE 2)
This former Charentaise house, also dating from the 18th century, has been converted into a pair of two-bedroom homes, each with its own private terrace, facing south west over the attractive enclosed gardens and pool. The characteristic old features of the property have been preserved throughout, with exposed stone walls and oak beams, and in the corner of Bedroom 2 is a huge living Ficus tree with its roots embedded in the ground below !
GITE 1 - All the rooms are on the fully tiled ground floor, and there is full central heating. With large sliding glass doors and a west-facing conservatory, this bright gite gets a good view of the enclosed gardens, and of the sunset.

THREE GITES (GITES 3, 4 & 5, total of about 400-450m2)
The three gites were imaginatively converted 3 years ago from the original Water Mill building, retaining many original features. The gites overlook the river, and there is a 4 bedroom gite, a 3 bedroom gite and a 2 bedroom gite, each with its own private terrace. Gite furniture and fittings are available by separate negotiation.
GITE 3 - Suitable for a larger family or for two families sharing. The ground floor is in the part of the mill formerly occupied by the millwheel, and the millstream flows directly below the property.

GITE 5 - This gite was originally the large store-room for the mill’s firewood. It is built in traditional Charentaise stone inside and out and is situated near the mill pond, but is fenced off from it for safety reasons.

HEATING etc - There are two heating systems for the main house, an oil system and a heat pump (pompe a chaleur), the latter now being much more economical especially as the property has its own well (about 20m deep). Electricity is on the Tempo system, providing much cheaper electricity all through summer (when all gites are occupied).
THE POOL - Fenced swimming pool 10m x 5m with Roman steps, southwest facing, with a terrace.
THE GROUNDS
There are extensive grounds, totalling about 4 acres. There is a large area of lawn, a poplar grove, the millstream and a river flowing through. The garden is planted with a variety of flowers and shrubs, including a rose garden. There is a large vegetable garden, and a small orchard providing apples, plums and figs. Nearby there is a children’s play area and a large sandpit. There is also a shaded parking area.

ACCESSIBILITY - Latest News - making this property all the more appealing with even easier airport accessibility. The Conseil Generale in Charente maritime has recently agreed that Rochefort Airport will replace La Rochelle airport. The port at La Rochelle desperately needs to expand and some of the airport land is needed for this expansion, making it impossible to expand the airport at a later date, which would also be required for the increased traffic now flying in. There are plans to construct a fast-link road between Rochefort and La Rochelle. At this property, this year two out of every five clients flew into La Rochelle, mostly with Ryanair. A new line from Prestwick (Scotland) now flies to La Rochelle from May to October, so this property saw an increase in rental bookings from scottish visitors.
HISTORICAL NOTE
in the past the original water mill building (now the site of gites 3, 4 & 5) was partly used by the Miller's assistant as his accommodation and there was a forge and a bakery. (Vendor has documentary evidence about this by a local historian.) The Mill, of Saintaingeoise style, was an important flour Mill for the area at one time and in latter years produced animal foods. Operations at the Mill ceased in 1960, when it became a large private house.
